If I hadn’t dove back into my commercial real estate business, I would still be shadowed by the dark cloud that hung over me. It wasn’t until I started looking at investment properties again when I realized that financials would never betray me. Numbers don’t lie and math is the one universal language everyone can understand.

It was almost two years since my divorce when I inadvertently came across an investment property that caught my interest as I was walking my 2.5 yr-old son through our neighborhood. I was extremely excited. The moment we got back home, I jumped on my computer and researched the property along with it’s ownership records. I called the owner a few minutes after and successfully negotiated the terms of a mutually beneficial purchase and sale agreement. Less than a month later, the property was mine.

I spent the following three months coordinating and overseeing the entire gut-rehab on a daily basis. I was finally beginning to feel like myself again. I listed the property for sale shortly after completing the rehab and closed it 45 days later above asking price. I cleared a net profit of over $150,000 in less than 6 months.

My biggest takeaway wasn’t that I could make a profit turning an investment property. I already knew I could. Instead, my biggest lesson learned was that all my burdensome thoughts fade away when I’m entrenched in a real estate deal. Nothing makes me feel more alive.
